River Forest protects your investment from less experienced builders and "lower end" contractors from building next door.  No time requirement to build.

Deed Restrictions The River Forest deed restrictions have been carefully thought out. The restrictions are a set of rules that guide the direction of the community and set out guidelines for each one to live by and to keep the community looking nice. The River Forest restrictions call for top quality construction yet allowing for horse barns that are tastefully done and situated at the rear of the property. The Architectural Control Committee is very active and monitors all construction. As you drive through, you will notice the great job being done.

Horses River Forest is one of the few upper end subdivisions that allow horses. The restrictions limit horses to one per acre and requires you to have a minimum of 2.5 acres in Section III because of the heavy trees.

Well & Septic Every homeowner in River Forest has his own private water well and septic system. River Forest has excellent chemical free water at approx. 300 feet that tastes like springwater. There are no water bills to pay and the best part is that there are no MUD taxes to pay. The MUD tax savings can pay for your well the first year. The new private septic systems on the market will actually treat the water and recycles it to water your landscape if you desire. The water becomes environmentally safe and can be returned to our lakes and streams.

Fees The Homeowners Association fees are only $424.05 per year per homeowner and not based on the number of acres you own thereby encouraging multiple lot ownership. Over 50% of the existing lot owners own more than one lot in River Forest increasing the space and room between the homes.
