1992 Larry Siller, the developer, purchased 218 aces on FM 359 that had
all the requirements for the perfect acreage subdivision. He had an
idea that there must be other people that wanted the same type of
community he had in mind: large acreage lots, lots of trees, and quality
custom homes. As the subdivision matured he purchased the surrounding
property making River Forest 536 acres today. Since more than 50% of the
existing lot owners own more than one lot, the subdivision has a very
low density and is extremely spacious.
Be absolutely consistent
regarding quality and first class construction, offer the best property
and builders in Fort Bend County, and make River Forest a community that
all others strive to compare to. Bring together a professional and
entrepreneurial group of people that appreciate the fine art of living.
Finally, create a place that the developer could proudly call his home.
The River Forest philosophy is quite simple:
For over 22 years we have worked hard to maintain the tradition of quality throughout the development.
The Developers Idea:
My vision was to create the next "River Oaks" of Fort Bend County with large lots and grand custom homes. I wanted it to be the nicest, most carefully laid out, and the closest you could get to the city for the money. I also wanted River Forest to be my home and a place I could be proud of.
A spacious 536 acre community with acreage homesites. Custom homes only
with approved custom builders. Lots nestled in the forest on the high
side of the Brazos River.
Taxes and Fees LOW Taxes: 2.22% per $100 valuation. (No MUD taxes and No City Taxes). The annual dues are just $350.00
Utilities Water well, Reliant Energy gas and electric, Southwestern Bell and TXU Communications. (NO MUD taxes or water bills)

Incomparable Settings River Forest is located on the high side of the Brazos River out of the 100-year flood plain. The lots are high and the forest is beautiful. Combine all these with excellent drainage and huge custom homes and you have something unique to Fort Bend County.
The one thing River Forest has done from the start, which other
subdivision are now changing to, is to start with a select group of
custom builders. Our list of approved builders is some of the finest
around and offers many different personalities and styles to choose
from. Each one selected for his knowledge and reputation in the area. River Forest protects your investment from less experienced builders and
"lower end" contractors from building next door. No time requirement
The River Forest deed restrictions have been carefully thought out. The
restrictions are a set of rules that guide the direction of the
community and set out guidelines for each one to live by and to keep the
community looking nice. The River Forest restrictions call for top
quality construction yet allowing for horse barns that are tastefully
done and situated at the rear of the property. The Architectural Control
Committee is very active and monitors all construction. As you drive through, you will notice the great job being done.
2800+ sq. ft. one story and 3000+ sq. ft. two story. 90% brick, stone, stucco required.
Forest is one of the few upper end subdivisions that allow horses. The
restrictions limit horses to one per acre and requires you to have a
minimum of 2.5 acres in Section III because of the heavy trees.
Well & Septic
Every homeowner in River Forest has his own private water well and
septic system. River Forest has excellent chemical free water at approx. 300 feet that tastes like springwater. There are no water bills to pay and the best part is that there are no MUD taxes to pay. The MUD tax savings can pay for your well the first year. The new private septic systems on the market will actually treat the water and recycles it to water your landscape if you desire. The water becomes environmentally safe and can be returned to our lakes and streams.
The Homeowners Association fees are only $424.05 per year per homeowner and not based on the number of acres you own thereby encouraging multiple lot ownership. Over 50% of the existing lot owners own more than one lot in River Forest increasing the space and room between the homes.
